Frequently Asked Questions
Are these homes move-in ready?
Some homes may be move-in ready, depending on the property. However, most will require at least some cleaning, updates, or minor work before they’re fully ready to live in.
Are the homes sold as-is?
Yes. All properties are sold as-is. Buyers are fully responsible for any repairs, improvements, and maintenance after purchase.
Do you make repairs before selling the homes?
No. We do not renovate homes for resale. We focus on finding properties that are livable and structurally sound, and offer them at lower prices.
Why are the homes priced lower than typical listings?
Because they need work. The lower price reflects the condition of the property and allows buyers to get into homeownership at a more affordable level.
Who is this a good fit for?
This is best for people who:
- Are priced out of traditional home buying
- Want to stop renting
- Are willing to take on repairs and improvements
Who is this NOT a good fit for?
This is not a good fit if you:
- Want a fully renovated or move-in-perfect home
- Are not prepared to handle repairs or maintenance
- Expect a hands-off ownership experience
How do I find out about available homes?
You need to contact us and get on our buyer list. We will ask for your location and price range, and reach out when something becomes available.
How quickly do homes become available?
We are actively searching for properties, but availability varies. When we do find a property, they often move quickly—sometimes within a few days.
How does the buyer list work?
We contact buyers in the order they reached out to us, based on location and price range. The earlier you contact us, the better your position.
What should I include when I contact you?
Please include:
- Your general location
- Your price range
- Any basic preferences
This helps us match you with the right opportunities.
What happens if I call and no one answers?
We may not always be available to answer calls. You can leave a message, send a text, or email—whatever is easiest—and we will get back to you
What do these homes typically cost, and how does payment work?
As a general example, many of our homes sell for around $89,000. A typical structure may include approximately $3,000 down, with the remaining balance amortized over 30 years. This is only a general example. Pricing, down payment, and terms can vary depending on the specific property.
